THE NEED

The first phase of Grandview Heights Growing on Tradition” community strategic planning process resulted in two new guiding documents for our community: the 2019 Community Plan and the 2019 Civic Spaces and Places Plan. The Community Plan recommended further study and planning for specific areas within Grandview Heights. The upcoming Area Planning Process for our “Mixed Use Corridor: Goodale West” will be the first of these, inspired by coming changes to the context surrounding this older manufacturing and warehousing district. These changes include a planned new Municipal Building at the Corner of Grandview Avenue and Goodale Boulevard, and the new Grandview Crossing development south of the railroad tracks.

The 2019 Spaces and Places study established that the southeast corner of Grandview Avenue and Goodale Boulevard was the location preferred by the community and recommended by the consultant for the city's new Municipal Building. Since 2019, the City has completed due diligence studies on that site, to verify that the ground is suitable and does not require extensive remediation, and that the programmatic and organizational needs of the new facility can be accommodated on the site in a reasonable manner, all of which returned positive and encouraging information.

Meanwhile, Grandview Crossing has continued to develop. Bringing new restaurants, living and working opportunities, and new social gathering spaces and parks online in the coming months and years, Grandview Crossing will significantly expand our urban habitat. Related, the City is seeking to continue to plan for integration of this new neighborhood into the fabric of our historic community.

Recognizing that the combination of a new Municipal Building on the corner and Grandview Crossing to the south will offer new opportunities for redevelopment of the western portion of the Goodale Mixed-Use district, the City has retained a planning consultant to conduct area planning for this sub-area.
