Cultural and technological changes affecting consumer retail combined with businesses embracing work-from-anywhere models are impacting downtowns everywhere. Additionally, investments in city infrastructure in this area will be required in the coming years. Therefore, as we approach the centennial anniversary of the Bank Block, City leaders recognize that now is the time to plan for a vibrant and charming future for the heart of our community. Creating a thoughtful, modern vision that builds on the authentic character of this District will enable investments that become our enduring legacy for generations to come. In 2024,Planning NEXT, and Realm Collaborative worked with the City to develop a vision and plan for the future. During this planning process, four interactive open houses were held in which residents, business owners, and community leaders provided input. Seasonal parking counts are currently being conducted in the district between 9:00 a.m. and 7:00 p.m. Additionally, preliminary engineering is underway as the next phase in future planning.

Through January and February, 2024, the City oriented the consultant to the project at hand, providing background materials for review by the Consultant to help them prepare for the Community Collaboration phase. A survey of existing conditions along these corridors was also undertaken by our City Engineer.
Engagement Building

Through February and March, 2024, the City began to share information about this initiative broadly across the community, to build awareness of the planning process and to share information regarding engagement opportunities. A dedicated "Community Engagement Group" was formulated through an open volunteer process. Their charge is to commit to participating through the entire process, encouraging others to do the same, and sharing information about the process and additional participation opportunities broadly through their personal networks.

In the fall of 2024, once the community input process has concluded, contributions to this consultation will be closed for evaluation and review, as well as to allow the planning team time to generate preliminary final deliverables. When ready, likely in late 2024, these will be presented to Planning Commission and City leadership for final review and consideration.

Following the community engagement process, Planning Commission will review and evaluate the preliminary final plan prepared by the consultant team, providing further subject-matter-expert community member guidance on final plan recommendations. Prior to advancing to Zoning Code and Design Guidelines updates in support of planning recommendations, further studies of fiscal impacts and parking strategies are anticipated in 2025.
Additionally, the City will review information regarding existing buildings in the District anticipated to be provided by the Grandview Heights Marble Cliff Historical Society. Finally, the City will also explore opportunities with the City of Columbus to plan for coordinated growth and change across both jurisdictions in this area, especially along Grandview Avenue.
